Kusuma knows this better than anybody. When he got his real estate license in 2007, he spent his prospecting time cold-calling and knocking on doors. Neither option worked out — leading him to create a solution that would attract customers to him instead of having to chase them down. That’s why Kusuma now preaches his Quantum Leap System with such fervor: He knows that as a new broker, the best success formula is to delegate and compartmentalize with ease.

The Secret of Reverse Prospecting

The first key to building a robust real estate team is to utilize what Kusuma calls “reverse prospecting.” Kusuma discovered this strategy in his early days as a real estate agent, when he created an investors club and hosted game nights that taught people how to invest in real estate. Kusuma’s system was working — with fifteen clients after the first month, he had more work than he could handle. That’s when he decided to spread the love.

“I was working in a Coldwell Banker office at the time, and I asked the other agents if they wanted to partner up with me to share the workload,” he said. “All of them said yes and that was my first team. Just like that.”
